Why replace every unit at once rather than as they fail?
Because replacing on failure means paying full retail forever with no incentive attached, and losing a room to an unplanned outage each time. A coordinated changeout is one project, one incentive application, and a schedule you control.
The other reason is heating. A very large share of installed PTACs heat with electric resistance, which is the most expensive way to produce heat there is. Moving to a packaged terminal heat pump in the same wall sleeve cuts that dramatically and attracts a stronger incentive.
How is the work sequenced around guests?
In floor blocks, planned against your occupancy forecast. Per-room work is measured in hours, not days, because sound wall sleeves are reused.
Coastal properties in Atlantic and Cape May counties are the exception worth flagging: salt exposure corrodes sleeves and chassis faster than inland, and sleeve replacement is more often part of the scope there.
What else in a hotel is worth looking at?
Central domestic hot water and the boiler plant, which in most properties is the second-largest load after the guest rooms.
