PTAC Rebates for New Jersey Hotels and Apartments
A single PTAC is a small machine. Two hundred of them running around the clock, most heating with electric resistance, is one of the largest and most overlooked energy loads in New Jersey hospitality.
Typically qualifies
- Existing hotel, motel or multifamily building
- PTAC units heating with electric resistance
- Whole-property or whole-floor coordinated changeouts
- Upgrades from PTAC to packaged terminal heat pump (PTHP)
- Properties with units roughly ten years old or older

- Replacing individual units on failure without a project
Why does switching from PTAC to PTHP matter so much?
Because most installed PTACs heat with electric resistance, which is the most expensive way to produce heat. A packaged terminal heat pump fits the same wall sleeve and delivers several times more heat per unit of electricity.
That single substitution is frequently the highest-return decision in the whole project, and it requires no change to the building — the sleeve, the wall and the electrical service all stay as they are.
Does the whole property have to be done at once?
Not physically, but the incentive is calculated on the aggregate saving, so a coordinated changeout produces a materially better outcome than replacing units as they fail.
Replacing on failure means full retail pricing forever, no incentive, and a room out of service at unpredictable times. A planned project is one application, one mobilization, and a schedule built around your occupancy forecast.
What about coastal properties?
Salt exposure across Atlantic and Cape May counties corrodes sleeves and chassis far faster than inland, so sleeve replacement is more often part of the scope and corrosion-resistant equipment is specified as standard.

It depends on access and occupancy, and it is planned with your operations team before the schedule is set.
Can apartments use this too?
Yes. Older New Jersey apartment buildings frequently run the same through-wall equipment.
Do wall sleeves need replacing?
Usually not inland. Sound sleeves are reused, which keeps per-room work to hours rather than days.
