What does the gas-side incentive cover?

Heating equipment — boilers, furnaces, water heating and controls — measured in therms saved rather than kilowatt-hours.

It is a separate calculation from the electric side, run by a different utility, on a different application. That is why a building served by NJNG for gas and JCP&L for electricity can qualify twice on one project: once for the boiler, once for anything electric it touches.

Owners routinely leave the gas half on the table because nobody told them the two are separate. On a boiler replacement in a garden-apartment building, that is the bigger of the two.

Which buildings does this suit best?

Garden-apartment multifamily and shore hospitality, which is what this territory is largely made of, and both of which run heating loads big enough to model well.

Garden apartments across Monmouth and Ocean typically run aging central boilers. Those are among the strongest gas-side candidates in the state, because the gap between an oversized atmospheric plant and a modern condensing one is very wide.

Can we claim gas and electric on the same project?

Yes, where the project touches both. They are separate applications to separate utilities, and we file both.

Is my building on NJNG?

Check the top of your gas bill. Gas territory does not match electric territory, so your two utilities are often different companies.

Do you handle both applications?

Yes. Gas and electric are filed separately and both are our scope.

Does a heat pump qualify on the gas side?

A heat pump is electric equipment, so it runs through the electric utility. Removing a gas boiler can affect the gas-side calculation, which we work through case by case.
