Garden apartments are a particularly strong candidate. They are numerous across this territory, they typically run aging central boilers alongside through-wall cooling, and that combination is exactly what produces a large modeled saving.
The shore hospitality stock brings its own pattern: large numbers of PTAC units in properties with heavily seasonal occupancy, which makes a coordinated off-season changeout straightforward to schedule.
Does coastal exposure affect a project?
Yes, and it should be priced in. Salt air shortens equipment life near the water, and it is a reason coastal properties reach the replacement decision sooner.
Coated coils and corrosion-resistant cabinets cost more up front and are the right specification within a few miles of the ocean. Specifying inland equipment on a shore property is how a retrofit gets undone in half the time it should last.
