JCP&L serves roughly a million customers across the shore counties, the northwest, and much of Morris — territory with a very different building mix from PSE&G's urban core, and one where hospitality and garden-apartment multifamily dominate.

What building types come up most in JCP&L territory?

Garden-apartment multifamily, hospitality along the shore, and low-rise office and retail through Morris and Monmouth.

Garden apartments are a particularly strong candidate. They are numerous across this territory, they typically run aging central boilers alongside through-wall cooling, and that combination is exactly what produces a large modeled saving.

The shore hospitality stock brings its own pattern: large numbers of PTAC units in properties with heavily seasonal occupancy, which makes a coordinated off-season changeout straightforward to schedule.

Does coastal exposure affect a project?

Yes, and it should be priced in. Salt air shortens equipment life near the water, and it is a reason coastal properties reach the replacement decision sooner.

Coated coils and corrosion-resistant cabinets cost more up front and are the right specification within a few miles of the ocean. Specifying inland equipment on a shore property is how a retrofit gets undone in half the time it should last.

Who applies for the incentive?

We do. The application and the energy model are our scope; the utility account details are what we need from you.

Common questions

Is my building in JCP&L territory?

Check your electric bill. JCP&L territory covers much of the shore and northwest but interleaves with PSE&G in central counties.

What about gas incentives here?

Gas in much of this territory is New Jersey Natural Gas or Elizabethtown Gas, and gas-side incentives run through them separately.

Do seasonal properties qualify?

Yes. Seasonal occupancy affects the energy model but does not disqualify a building.
